Building Surveys and Homebuyers Reports

Buying property is the single largest purchase that most of us make in a lifetime. It is still surprising to find that the majority of property purchasers seem happy to rely on a mortgage valuation as a statement of the condition of a property.

At Humphreys & Dancer we are able to offer a range of Condition Survey reports for property purchasers:

 

  • Limited Condition Report

This report will examine only limited areas of the property about which the buyer might have concerns.

 

  • RICS Homebuyer Report

The new RICS Homebuyer Report 2009 (HBR) replaces the RICS Homebuyer Survey and Valuation (HSV) with effect from 1st July 2009. The report is designed to be priced mid range and is presented in a prescribed format. It is designed to assist prospective pruchasers to:-

  1. Make an informed judgement on whether they should proceed with the purchase of the property.
  2. Whether the property is a reasonable purchase at the agreed price.
  3. Be aware of what actions are required before exchange of contracts.

The report is written in a prescribed format and concentrates on urgent and significant matters which may have an effect on value but it also includes other useful information concerning for example the location, environmental considerations and safety issues. It also includes a section relating to issues which should be referred to the client's legal advisor and a valuation and insurance figure. A copy of the RICS Standard Terms and Conditions of Engagement is sent to the client before the survey is undertaken. The new format utilises condition ratings to describe the condition of the property.

 

  • Building Surveys

This report is recommended for older properties but is particularly suitable for properties in a dilapidated state of repair or of unusual construction - for example, clay or chalk cob, timber framed houses or properties with thatched roofs and old clay tiles or slate coverings.

The report is written in a free text format and can therefore be tailored to suit the individual requirements of the client. In contrast to the Homebuyer Report, the Building Survey is more analytical in nature describing the construction detail, condition, defects and recommended remedies.

Where specialist reports and/or further investigations are recommended we can assist in this regard which will be done as an independent task to the survey. Again a copy of our Terms and Conditions of Engagement will be sent on commissioning a report.
